Location

Developers did their homework to find the best location for a high rise development in North Vancouver. They needed a location that would offer great views while still being close to stores and restaurants. It also needed to be easy to access and close to public transit.

Vista Place’s address on 13th Street, less than a block from Lonsdale Avenue, is able to provide all of this. A short bus ride down the hill towards the water will bring residents to Lonsdale Quay, the transportation hub to all of North Vancouver and home to the Vancouver’s solution to providing rapid transit across the Burrard Inlet, the Seabus. 13th Street is also a main artery in North Vancouver and offers direct access to both the Lions Gate Bridge and the Sea to Sky Highway.

Of course the main reason to live in North Vancouver is to take advantage of its vicinity to the North Shore mountains. The North Shore mountains are a playground offering world renowned hiking, mountain biking and swimming (beware, the water is cold) in the summer and excellent skiing and snowshoeing in the winter.

North Vancouver was once considered a cheaper subdivision of its more famous neighbour to the south but has since grown to develop an identity of its own. It is now known as a community of urban expats who want all the benefits of an urban lifestyle while still being able to escape into nature on the whim

Construction

Unlike most structures built in North Vancouver using a wood frame technique, Vista Place is built with concrete. Concrete has many advantages that include its ability to absorb acoustics, resulting in a much quieter building.

It is also much stronger and more durable than a wood construct. Concrete structures are more resistant to weather elements, highly fire retardant, maintain their value much longer than wood framed buildings.

Vista Place was completed in 2009 and consists of two residential towers. Following the Vancouverism model, developers utilized floor to ceiling windows. This is quite understandable upon seeing the views offered at Vista Place.

Most units have two bedrooms and two bathrooms. However, there are a handful of one bedroom and three bedroom units available as well.

Amenities

Originally, amenities at Vista Place included the use of six communal cars kept in the underground parking for residents’ personal use for a nominal fee. However, the Strata Council decided that the maintenance and upkeep of the cars was inconvenient and decided to sell the cars.

  • There are no age restrictions placed on ownership or rentals
  • Barbecues are permitted at Vista Place

Sustainability

The City of North Vancouver is considered very progressive in terms of their environmental stance. This makes sense since North Vancouver literally rises out of its natural surroundings and most of its citizens utilize these settings as their natural playground.

Keeping in line with this mentality, Vista Place is a LEED Silver building, meaning that from the beginning developers have kept careful track of the elements that went into the building process, as well as waste generated.

To earn this status the developer paid close attention to numerous details. One such detail is where construction materials came from, meaning they have to have been manufactured or shipped from within an 800 kilometre radius.

North Vancouver has district energy heating. This system uses gas fired boilers to distribute a district wide hot water heating system under the streets and into neighbouring buildings. Vista Place also utilizes this service. 

The City of North Vancouver also has an extensive recycling and composting program that it expects all of its citizens to take advantage of.
